Highbridge Terrace is being developed on vacant land purchased from the New York City Housing Authority as part of NYCHA's and HPD's joint efforts to identify sites for affordable housing. Highbridge Terrace is the first of two buildings to be developed on the site, which overlooks Highbridge Park in Northern Manhattan. The building will provide affordable housing for low-income working families at 50% and 60% of area median income, with units set aside for formerly homeless families and for NYCHA residents. The building is designed to achieve Energy Star certification and incorporates many of the high-performance and energy-efficient details used in prior Dunn Development Corp. projects. A new middle school is also being developed on the site by the NYC School Construction Authority.
